OC is catching the FRISCO attention.

an article in the SANFRAN rag talks about the OC and people leaving. But as you read on there is no vacancy in the OC. The rents are high and the only property to develop is the old Marine Corps air field @ El Toro. I know it is not true but yes values are high and you must pay to join the club. I think they believe that you should be punished for living a good life.
Very Sad.
 
My point was the elite do not like you living in homes with yards, even less gated. They said e3veryone is leaving but then pointed out there are very few listings. They quoted a 5K per month for an apartment.

Isn't SF even more expensive than OC?
I am probably in the minority, but I want real estate in OC to get even more expensive. The less people that can afford to live here, the better.
 
Fewer. Fewer people. Houses will cost less.

The more people who move away because they can't afford to buy homes here, the more homes will be bought by investors and operated as short term rentals. Congrats, less full time residents but now you have a bunch more obnoxious tourists invading your neighborhoods.
Or ... they are cashing in their houses for mansions in Texas, North Carolina, Tennessee ... nothing wrong with that.

If poor people are leaving because they cannot afford to live here... great!! Last thing we want is L.A. types moving here.
 
I dunno - how many tourists go to Irvine? And environs.
Tourists go to Anaheim......must be deflating to spend all that money, go to Dismal-land and then head out into Anaheim for the day to say..oh crap our motel 6 ain't so bad, let's to to laguna instead for the day.

It's all matter of what you want. Went to Atlanta for a trade show, the show was fine but the city itself was a Sh!t hole. To get into a restaurant I was buzzed through two locked doors, to give you an idea. And the time almost had a shooting sitting at a stop light. Really?

But on sort of topic, OC is fairly nice, safe-ish, and expensive. And the one thing I liked was the marginal open space which is slowly but surely being removed and barb wired off. I may leave just because of the limiting of open space, at least it's been on my radar, which is unfortunate as I really like it here.


Edit; Oh, and FYI, no one is San Francisco calls it Frisco...they know you are not from there!
Kind of like no one that actually grew up in California calls it Cali...that bugs the crap outta me!

I may leave just because of the limiting of open space, at least it's been on my radar, which is unfortunate as I really like it here.
Grass may not be greener elsewhere. Open space can get limited by development anywhere. I have friends in Utah, AZ, etc. A lot of states hold land to be sold off for development to fund schools and other things. In AZ a few networks on State Trust land I've heard of being at risk are Gold Canyon near Phx and 24HOP, Honeybee, and Fantasy Island near Tucson. Friends in UT have lost a lot of riding areas.

Developers do seem to get their way here but CA does not make it easy on them. One of my local networks has a planned 3,000 home community planned. It just got halted again as the developer lost another lawsuit. Developers have been trying to develop this particular property for 30+ years.

Even if some trails are lost we still have it incredibly good here for trail access. Can't count the number of times I've read comments on MTBR by people who declare proudly "I have three places I can ride within a 1 hour drive" or similar. I have about 30 trail networks. OC/LA would be similar (traffic notwithstanding).
 
$5k for a beachfront 2bd/1ba apartment is correct, one of my close friends just moved back to our old 'hood in CDM to be closer to his parents and that's exactly what he's paying.
I'm not sure who these "elite," people are though. Newspaper journalists? SF people? OC people?

OC can get as expensive as anywhere else on earth, someone will always be there to pay the prices. Probably foreign investors.

That maybe the one thing we agree on. If it were up to me, I'd bar foreign interests and individuals from purchasing or investing in property so that Americans could afford to buy homes.

Think globally, act locally. Right?

Let Americans get theirs first.
 
Ban investment corporations and private equity firms from owning homes too. They have been buying homes in unprecedented numbers since the great recession and can out compete almost everyone since they come in with all cash offers and have unlimited funds.

Everywhere I go there is building going on. typically 3-5 story condo/apt complexes, so I believe you are correct. As a friend used to say, the grass is greener because it's on top of a septic tank. And yep, I can ride a few trails from my front door, and many within 1 hr drive ( Going through L.A. the exception ). But it has still been on my mind....

Yep, my friend jus moved to CDM last week. I think about 5k/mo for a two BR 1 BA 700 s/f bungalow from the 60s. but can walk to the beach within a few blocks so there is that.

And I've been saying for years that only citizens should be allowed to buy property. This would make it more manageable finalcailly for most people.

And this! back in 2007 I had a client that put together a $100million+ fund just to buy homes and turn them into permanent rentals. They were buying 50-100 homes at a time from the banks that never were offered to the typical individual buyer. This has only accelerated since then, and the number of homes owned by investment, private equity and REIT companies is staggering. they're permanent rentals now, so of course the price of a home has skyrocketed and opportunities to own have been diminished.
 
Not to mention that they jack up rental rates as much as they can while scrimping on maintenance.
I'm on the front lines of this with a lot of the developers in LA. The prices they think they can charge are mind boggling. I'll go look at a building in South LA where they want $2700 a month for a tiny one bedroom unit and I always ask them "Would you let your kids live in this neighborhood? Would you live here?"

The housing authorities are not helping either.

Where did you hear about potential issues with 24HOP and Honeybee? I could see Rancho Vistoso taking over Honeybee but 24HOP really is in the middle of nowhere. My neighborhood is the closest one and it’s still a bit away.

:stop: Why shouldn't I be able to buy a house? I'm here legally, I pay a sh!t ton of taxes and pretty much get nothing in return. In fact in the eyes of the government I'm your ideal schmuck to have around.

Kind of makes you wonder why they make it so hard to try and stay here.

You have no idea how many call I get to buy my rental property in California and Arizona.......
I don't own anything in AZ. I answered the first call, not knowing and told them, if I sell the place in AZ, where is my mistress going to stay...lol

Never heard anything specific, just that they could be sold off to developers since they are big chunks of state trust land.

Honeybee has development to the south and east of it. Eventually there will be pressure for the land it is on to be developed.

24HOP might seem in the middle of nowhere now but it's only about 10 miles further north. And it's not far from both Hwy 79 and 77. Give it 20-30 years, sprawl could easily reach up that far north.

Hopefully if these areas are sold off, trails can be protected. I know some trail was lost at Fantasy Island but it looks like development so far has been designed to keep some of the trails in place.

Legal permanent residents are usually an afterthought and not a target when things like this are mentioned.
